Post-construction cleaning in London: the three-phase guide for contractors
How professional post-construction cleaning works in London — rough, detail and sparkle phases, RAMS, PPE, dust suppression and handover standards.
Post-construction cleaning is the difference between a site that hands over on schedule and one that gets bounced on the snag list. For main contractors, developers and fit-out teams in London and Hertfordshire, it's also one of the most undervalued line items — right up until handover day.
Phase 1 — Rough clean
The first pass clears bulk debris, plaster, packaging, offcuts and pallet waste so trades can continue safely. PPE on, RAMS in hand, waste segregated for site skips. This phase usually overlaps with the final trades.
Phase 2 — Detail clean
With the site cleared, the detail clean takes care of dust suppression on every surface, paint and adhesive removal from glass and frames, plaster from sockets and tracks, and a first pass on floors. This is where 80% of the time on site is spent.
What we treat in the detail phase
- Internal glazing, frames and door furniture
- Light fittings, ventilation grilles and trunking
- Skirting, architrave and floor edges
- Sanitary ware and kitchen units (inside and out)
- Switches, sockets and brought-in fittings
Phase 3 — Sparkle / handover
The final sparkle clean is what the client actually sees. Glass polished, floors sealed or buffed, sanitary ware streak-free and any snag-list items addressed. We always book a final walk-through with the site manager so the handover passes first time.
Compliance — what to ask any contractor
- RAMS issued before mobilisation
- £5m public liability minimum
- PPE and CSCS-aware operatives on site
- COSHH data sheets for every chemical
- DBS-checked operatives for occupied buildings
